Can I choose my roommates?
You can request, but final assignment depends on availability and gender compatibility.
Can I cook?
Yes. Every room has a kitchen with an electric stove and mini fridge provided. Gas appliances are strictly prohibited for safety.
Is the Wi-Fi really free?
Yes. Free Wi-Fi is included.
How are utilities split?
Each room has its own submeter. The bill is divided equally among roommates in that room.
Can I have visitors?
Yes, daytime visitors allowed with admin approval. Overnight guests require roommate approval, admin approval, and must be same gender. Overnight fee is ₱100/night.

What's the curfew?

Can I stay during sem breaks?
Yes. You can stay and store your belongings. Rent is continuous during breaks.

What if I need to move out early?
Early termination voids the contract and your deposit is forfeited.
Do I need a parent/guardian?
Only required at contract signing.
Do I need to view in person before reserving?
No. You can reserve without an in-person viewing. Reservation fee is ₱3,000, credited to your total if you proceed.

RULES & REGULATIONS

Because many people live in a relatively small area, it is necessary to establish regulations to govern behavior and protect the rights of all residents.All Unispace tenants are responsible for knowing and complying with the following:

1. Health and Safety1.1 Fire Alarms/Emergency Evacuation•   Fire alarms are installed for tenant protection and should be used only in emergencies.•   Learn escape routes and cooperate in evacuations.•   All tenants must immediately evacuate when an alarm sounds and may re-enter only when permitted by authorities.
1.2 False Reporting/Tampering with Emergency Equipment
•   Turning in false alarms, tampering with emergency equipment, or misusing fire extinguishers is a serious violation.•   Such actions may result in disciplinary action, including termination from Unispace and possible civil action.
1.3 Firearms, Fireworks, Explosives, Candles, Incense, and Other Flammable Items
•   The possession or storage of these items is prohibited.•   Candles and incense are allowed ONLY for approved group ceremonies.
1.4 Smoke Detectors, Explosives, Candles, Incense, and Other Flammable Items
•   Do NOT remove, damage, or disable smoke detectors.•   Violations will result in replacement costs and disciplinary action.
1.5 Smoking, Vaping, and Tobacco Use
•   All buildings are smoke/tobacco-free.•   Smoking is allowed ONLY in designated areas outside.•   Dispose of debris properly.•   Violations result in disciplinary action and damage charges, including termination.
1.6 Windows and Screens
•   Do NOT drop or throw items out of windows.•   Use windows only as intended and do NOT remove screens.•   Violations result in disciplinary action and damage charges.


2. Security and Privacy
2.1 Room Privacy and Security•   The right to privacy is paramount. However, Unispace personnel may enter rooms for specific reasons, such as emergencies, maintenance, or suspected violations.•   Unauthorized entry or search is prohibited.
2.2 Keys and Keycards
•   Each tenant receives keys and a keycard upon move-in.•   Lost keys or keycards must be reported immediately. Unauthorized duplication is prohibited.•   Replacement keycards cost Php 200 each.
2.3 Personal Property
•   Store all personal property in your unit.•   Unispace is NOT responsible for lost, stolen, or damaged items.•   Mark valuables with permanent identification and lock your room when absent.


3. Resident Conduct
3.1 Alcohol•   Alcohol is NOT permitted on Unispace property.•   Unauthorized possession, use, distribution, or presence of alcohol, including empty containers, is prohibited.•   Alcohol consumption that endangers health, safety, or property is also prohibited.•   Violations result in disciplinary action, including termination.
3.2 Suspicion of Drug Use
•   Suspicion of illegal drug activity will be addressed with the alleged violator.•   Continued behavior may result in disciplinary action, including termination.
3.3 Quiet Hours
•   Quiet hours or study hours will be observed.•   Unreasonable noise or disruptive activity is NOT permitted.
3.4 Business, Solicitation, and Religious Activities
•   Units may NOT be used for commercial purposes and religious activities.•   Solicitation for charity or business is prohibited without prior approval from the Landlord or Admin.


4. Facilities & Maintenance
4.1 Common Area Damages•   Residents may be charged for damage to common areas.•   Efforts will be made to identify those responsible. If unidentified, costs may be divided among residents.
4.2 Room Cleanliness
•   Tenants are responsible for keeping their units clean.•   Health and safety inspections may be conducted if necessary.
4.3 Room Furnishings
•   Do NOT remove or store Unispace furnishings outside units.•   Excessive furniture may be removed.
4.4 Bathrooms
•   Keep bathrooms reasonably clean.•   Do NOT use lavatories for dishwashing.
4.5 Cooking and Food Storage
•   Cook only with provided electric stoves.•   Only one (1) refrigerator per room is allowed.•   Store food properly and remove it during vacations.•   Clean and unplug refrigerators before leaving.
4.6 Cooking Appliances
•   Share appliances with roommates.•   Do NOT use extensions when using appliances.
4.7 Damages
•   Tenants are responsible for room furnishings and contents.•   Costs for damages or extra services will be charged to the Tenants.
4.8 Nails and Adhesives
•   Do NOT use nails, tapes, or adhesives on painted surfaces.•   Violations result in damage charges.
4.9 Balcony Access
•   Access to balconies is prohibited from 3:00 am to 5:30 am.•   Special use requires permission.
4.10 Sporting Equipment
•   Active use of sporting equipment indoors is prohibited.•   Equipment may be stored but NOT used within the property.
4.11 Air Conditioning Units
•   The air-conditioning systems in the Units have been designed and optimized to meet Unispace building requirements, including the space and structure, electrical load, cabling, connections, circuit breakers, and drainage provisions.•   General maintenance and necessary repairs of air-conditioning equipment shall be carried out by Building Management or its accredited contractors at the Tenant/s' expense.


5. Additional Rules
5.1 Fire Exits•   Use fire exits only in emergencies (use common sense).•   Do NOT use them as regular exits, for lounging, or for moving between floors.•   Violations result in disciplinary action.
5.2 Fire Extinguishers
•   Use extinguishers only in emergencies (use common sense).•   Notify Unispace personnel if used.•   Unnecessary use or misuse will result in disciplinary action.
5.3 Online Orders and Deliveries
•   NO delivery service shall be allowed inside the premises.•   Food delivery must be claimed by the Tenant outside the gates.•   Cash-on-delivery (COD) must be handled by the respective Tenant.•   *Unispace will NOT store COD payments on behalf of the Tenant.
5.4 Denial of Entry
•   Unispace reserves the right to deny entry to any unauthorized individuals. Those without official business or proper identification shall NOT be allowed inside the building or on its premises.•   Tenants must NOT allow unauthorized individuals to enter the building or its premises, regardless of their claims of having official business with Unispace or their presentation of identification.•   *If such individuals attempt to gain entry, Tenants should immediately contact and inform Unispace Admin to handle the situation properly.•   Violations result in disciplinary action and major offense.
5.5 Reporting Unusual Activity
•   Any unusual activity in the building or on its premises should be reported immediately to Unispace Admin or the security personnel on duty.
5.6 Unauthorized Entry Prohibited
•   Tenants are strictly prohibited from entering, staying, or sleeping inside any unit other than their own without prior written permission from the Landlord/Admin.•   Cohabitation is strictly prohibited. Only assigned Tenants may live in and store their belongings in their designated unit. The presence of someone else's belongings can be interpreted as cohabitation.
5.7 Gender-Specific Units
•   Tenants and guests are strictly prohibited from entering or staying in units assigned to the opposite gender (e.g., males are not allowed in female units, and vice versa).
5.8 Violation of Policy
•   Any breach of this regulation will be considered a serious violation of the lease agreement and may result in disciplinary action, including but not limited to fines, warnings, or termination of the lease.
5.9 Reporting Violations
•   Tenants are encouraged to report any unauthorized entry into their unit or any other unit to the Landlord or Admin immediately.


These regulations may be updated as the administration sees fit to ensure a secure, respectful, and harmonious living environment for all residents.
Compliance is mandatory.

GUEST POLICY

To maintain a secure and respectful living environment, the following guest policies are in effect for all residence units:

1. Permissions and Limits1.1 Permission Required•   Tenants MUST obtain permission from the Landlord or Admin before inviting guests.•   *Guests should NOT be brought inside the premises without prior authorization.
1.2 Guest Limits
•   Tenants may host up to three (3) guests at a time.
1.3 Visiting Hours
•   Guests are permitted from 10:00 am to 5:00 pm.•   *Parents or guardians of tenants may visit outside these hours with prior permission from the Landlord or Admin, provided the visit occurs within reasonable limits.
1.4 Overnight Stay
•   Guests are NOT allowed to stay overnight by default.•   *Tenants MUST obtain permission from the Landlord or Admin should they request the overnight stay of their guest.
1.4 Overnight Fee
•   A fee of Php 100.00 per person, per night, MUST be paid in advance for any approved overnight guest.


2. Guest Conduct and Behavior
2.1 Restricted Areas•   Guests are NOT allowed inside the Tenant’s units.•   Guests are strictly prohibited from entering or staying in units assigned to the opposite gender (e.g., males are not allowed in female units, and vice versa).•   *Allowing guests into these areas will result in a minor offense.
2.2 Guest Escort
•   Guests MUST be escorted by the hosting Tenant at all times while on the premises.
2.3 Guest Conduct
•   Guests are expected to behave respectfully and considerately towards others, and to take care of Unispace property.•   Guests must adhere to the same rules, regulations, and expectations as Tenants.•   *Disruptive guests may be asked to leave the property.
2.4 Tenant Responsibility
•   The hosting Tenant is responsible for the actions of their guests, regardless of whether the host is present to observe the behavior of the guest(s).


3. Security and Financial Responsibility
3.1 Key Policy•   Guests will NOT be issued keys or keycards. Tenants may NOT permit guests to use their keys or keycards.•   *Allowing guests to use keys or keycards will result in a minor offense.
3.2 Financial Responsibility
•   Tenants are financially responsible for any damage to or loss of property caused by their guests.


4. Privacy and Rights
4.1 Tenant Privacy•   Tenant's rights to privacy, sleep, and study take precedence over social uses in any area.•   *Unispace reserves the right to refuse or limit guests at any time, especially if their presence disrupts the community.
